Land Surveying

We have teams of experienced architects and engineers, who are proficient in surveying, to support analysis of the factors concern with a home building.

Selecting Your House Design

There are 3 House Designs
  1. Standard house designs from Royal House (you are able to slightly adjust some house functions if needed)
  2. Your own design, if you have yours, we have our professional architects to craft your design for you.
  3. Already have your house plan from other sources. We are pleased to service you with any of these 3 designs you have.

Coordinating with Government Institution

We are able to coordinate with institution related to construction such as
  • Applying for a water meter and electricity meter both temporary and permanent.
  • Applying for a construction permit.
  • Requesting for a house number and more.

Coordinating with Financial Institutions for House Construction and Loans

We are partnering with many financial institutions to accommodate you with financial issues.

Constructing Process

We have been providing standardized house construction service for the past 37 years. We also have a standard manual for house inspection.

Warranties and Post-Construction Services

For the happiness and peace of mind of our customers, we provide warranties and post-construction services as follows:
  • 20-year house structure warranty (Structural instability due to company’s error)
  • 5-year roof warranty
  • 1 year interior house details warranty

Choosing a house

We provide these services to our customers at any kinds of home design.

Land Survey service

We have teams of experienced architects and engineers, who are proficient in surveying, to support analysis of the factors concern with a home building.

Home-plan improvement

When customers have already choose their desired home plans. We provide our best service in custom the home-plan to suit with your individual need, which also concern a good Feng shui.

Contract signing

When contract is signed, the customers has to pay 15% of the contract price, deducted with deposit.

Deposit

When we has reach the same target, the deposit will be placed. The deposit is based on model and the home details,
which start only Baht 50,000 and onwards.

Quotation

After home plan is finalized, price quotation will be quote for each part of home. The price will be based on the material specifications selected by the customer.

Home plan summary.

When the home plan is properly adjusted.
Our staff will summarize all points that are adjusted from the original plan to the customers, this helps customers to check whether it meets the requirements.

Design before construction.

Experienced and skilled engineers design the construction format that best fit to the utility space.

Home construction permits request

Once the home format is completed, we will send it to a district for approval. This includes filing other documents such as electricity, water supply and so on. It usually takes about 45 days (depending on the district).

Land layout

When a construction permit is granted, we start from check the layout to specific the actual home area on site and the position of main stake.

Stakes piling

The start of construction work process is piling or punching the stakes, depending on land condition.

Constructing proceed as a home model. From beginning to the end.

Delivering ready-to-live home

When construction is complete. You just move in to live.

Financial Planning

Term of payment

When the company has completed the work according to the contract, the company will invoice the payment due to our policy upon the actual work progress.

Payment process

The accounting officer will invoice the expenses from the accomplished work to the customer. When the construction has completed, our engineer will submit the construction paper and notify the payment installment. Customers review the invoice and make the payment within 7 days. Warranties and post-construction services

For the happiness and peace of mind of our customers, we provide warranties and post-construction services as follows:

Fees and Service Charges

  1. Applying for house loan

    It is our pleasure to serve and accommodate you to the Government Housing Bank or other banks for your house loan. Customers only pay for bank fees base on the actual loan amount.

  5. Requesting for the Water Usage

    We are pleased to coordinate with the government institute on your behalf. Customer is responsible for the fee and the service is not a part of the contract.

Your property must consist of these following items:

  1. Main water supply pipe runs through the front of the property.
  2. Public electric poles located in front of the property.
  3. Able to build worker’s shelters and able to store construction supplies in the property.
  4. Public sewers located in front of the property.
  5. Access road for 6 wheel or 10 wheel trucks, for the purpose of transporting construction supplies.
